Tuning

A Piano should be tuned at least twice a year. If the instrument is new, then it should be tuned 3 to 4 times a year until it has gone through the "break-in" period. New parts are still compressing during this time and the strings have not reached their full stretch capacity yet.

Regulation

Regulation is the adjustment of the parts on a piano to compensate for the effects of wear, the compacting and settling of cloth, felt, and buckskin, as well as dimensional changes in wood and wool parts due to changes in humidity. Regulating the piano will make it much more responsive and will perform at the most optimal level. Some signs that your piano is in need of a regulation include trouble playing pianissimo (soft) or forte (loud), as well as having slow repetition when playing fast passages.

Voicing

Additionally to tuning a piano to proper pitch, it will sometimes require voicing which is changing the color or timbre of the instrument. Changing the density of the hammers which hit the strings will vibrate the strings in a different manner producing a different sound or character. Voicing is analogous to adjusting the equalizer on a stereo system. You may find the piano sounding harsh or bright over time from playing and different techniques can be applied to make the sound more suitable to your taste.

Humidity Control

The piano being mainly comprised of wood is naturally very sensitive to the environmental changes that occur. It is very important to minimize humidity fluctuations that will potentially damage the wood over time.
